Construction forReal Estate Professionals

We manage capital improvements, tenant improvements, adaptive reuse, and value-add repositioning for residential and commercial properties. Engage us as general contractor or owner’s representative for projects in New York City, the Lower Hudson Valley, and northern New Jersey.

Construction Costs, Schedules, and Turnover

A unit or commercial space out of use can interrupt rental income or business operations. We plan construction around the intended use and turnover requirements.

Evaluate Construction Costs

We review estimates against the design and scope and compare pricing. We check how alternatives will perform, when they are available, and how they affect the schedule, so you can evaluate the tradeoffs before approving a change.

Construction Scheduling and Procurement

We plan design, approvals, material orders, and trade sequencing around the construction schedule. We update the forecast as work progresses and flag risks to turnover.

Coordinate Approvals and Closeout

We coordinate the design professionals, expediters, and reviewing agencies on required applications, inspections, and signoffs. We follow through on the approvals and occupancy documents needed to return the space to use.

Completing an Eight-Unit Multifamily Building in Brooklyn

A lender brought us in to untangle inherited construction problems and complete an eight-unit multifamily building in Brooklyn. We corrected building systems, finished the interiors, negotiated subcontractor obligations and final payments, and helped secure signoffs and a certificate of occupancy.

Inherited Construction

The interiors were unfinished. We also needed to correct plumbing, electrical, and mechanical work, address window problems, and repair leaks.

Completion Scope and Budget

We identified corrective and unfinished work and established the scope and budget needed to complete the building.

Approvals and Closeout

We helped secure the signoffs and certificate of occupancy needed for the building’s completion.

Construction and Owner’s Representation Questions

When should Bau join the project?

You can contact us before acquisition, during design, or after construction has started. Early involvement lets us review costs, procurement, and phasing before you make commitments.

How does Bau manage project changes?

As general contractor, we explain the proposed work and its cost and schedule impact for your approval before it proceeds. As owner’s representative, we review the contractor’s change order and recommend a decision to you.

Can Bau work in occupied properties?

Yes. We plan access, protection, and required shutdowns with the owner and management team. This can include dust and noise protection, phased access, and notices to occupants and building staff. We review which areas can remain in use before construction.

Discuss Your Project With Us

Tell us about your property and what you want to accomplish. We can review a proposed project, developed plans, or construction already underway.
