Improve the layout, storage, finishes, and building systems in your home or loft.
Lofts at Beacon
We adapted Beacon’s former Groveville textile mill for artists to live and work. Construction restored structural integrity, rebuilt interiors, and upgraded underground utilities. Exposed brick and original steel preserved the mill’s industrial charm, while workshops, a gallery, and shared amenities supported the artist community.

Complete Home Renovation for Resale
We renovated a lender-owned home at Russell Avenue for resale, making structural improvements and modifications, opening the first-floor kitchen, living room, and dining area, and reworking the upper floors. The renovation created a primary suite, preserved and refinished the wood staircase, and renewed the exterior with standing seam siding chosen to fit the budget.

Completing an Eight-Unit Multifamily Building in Brooklyn
After a lender takeover, we completed an eight-unit multifamily building in Brooklyn. We untangled inherited construction problems, established the completion scope and budget, corrected building systems, and finished interiors. We also negotiated subcontractor obligations and final payments and helped secure signoffs and a certificate of occupancy.

Brooklyn Multifamily Renovation Program
For one anonymous client, we carried out full gut renovations of Brooklyn brownstones and walk-ups, generally four to eight units, replacing building systems and rebuilding interiors. Bau’s construction costs were 26% lower in the client’s comparison of projects under 5,000 square feet. Across the broader program, 53% of projects finished early, by an average of three months.

Questions About Your Project
Can I contact you before my plans are complete?
Yes. Tell us what you want to change. We can work with your architect or designer, or help you engage one. You do not need finished plans or a settled budget to contact us.
Can you help finish construction that’s already underway?
Yes. We review the drawings and existing work, identify repairs and unfinished construction, and establish a completion scope and budget. Our Brooklyn lender takeover project is one example.
How do you develop a budget for an existing property?
We review your goals, the property’s condition, available drawings, and material selections to estimate the work. We explain the assumptions and include allowances for finishes you wish to select. Conditions uncovered during construction may require changes to the scope and cost.
What’s the difference between general contracting and owner’s representation?
As general contractor, we manage construction and coordinate the trades. As owner’s representative, we manage the project for you and oversee the contractor’s contractual work while that contractor directs daily construction. The engagement agreement defines our authority and the decisions you retain.
