Office Build-out Questions
Can you review a space before the design is finished?
Yes. We can review existing systems, landlord requirements, construction questions, and preliminary costs while the design develops.
Can you work with the tenant’s architect?
Yes. We coordinate construction with the tenant’s architect, designer, and other professionals.
Who handles permits and landlord review?
We coordinate drawings with licensed professionals, submit permit applications, and work with the reviewing agencies. We also handle contractor submissions for the landlord’s separate review. We confirm the required approvals before each construction phase begins.
Can you work in an occupied office?
Yes. We plan phased access, protection, shutdowns, and communications with the tenant and building team. The work and required protections determine which areas can remain in use.
How do you develop the budget?
We review the tenant’s requirements, available drawings, building conditions, and selections. Preliminary pricing explains allowances, exclusions, and details still being developed.
What happens if the scope changes?
We explain the construction options and effects on cost, orders, and timing before the owner or tenant authorizes changed work.
