Renovating Within Your Building’s Requirements

Co-op and condo renovations need to fit the building’s alteration rules as well as the design. We coordinate contractor submissions, work hours, deliveries, and elevator use with management.

For a loft or historic property, we review how new layouts and utilities will connect to the existing building. We work with your architect or preservation professional when the proposed work affects protected features.

Manhattan Construction Questions

When should I contact Bau?

You can contact us while considering a renovation or after plans are developed. We can discuss the space, building requirements, and construction costs.

How do you develop a renovation budget?

We start with the changes you want and what you hope to spend, then assess the layout, existing conditions, and building requirements. We develop an estimate from that review, setting aside amounts for products you wish to select and identifying costs outside the construction price. You do not need a settled budget to contact us.

Can you work with a co-op or condo alteration agreement?

Yes. We review the board or management requirements and coordinate work hours, insurance records, protection, deliveries, elevator use, and contractor submissions.

Can I stay in my apartment during construction?

Sometimes. We review which rooms and utilities will be unavailable and whether the home can meet your needs. We discuss alternative accommodations if needed.

Can you renovate a landmarked building?

Yes. We work with your architect or preservation professional to review the proposed work and required approvals. We plan protection for the features being retained.

Does Bau handle permit applications in Manhattan?

Yes. We coordinate drawings with licensed professionals, submit permit applications, and work with the New York City Department of Buildings and other applicable agencies. We also coordinate building submissions and confirm the required approvals before construction begins.
